What is a 1031 Tax Deferred Exchange?

The process of sheltering tax owed upon sale of Real Estate. When you sell appreciated investment real estate and “Exchange” it into “Replacement property,” Section 1031 of the tax code allows you to defer capital gains on the sale of the property. Depreciation recapture is also sheltered. It may also preserve the stepped up basis for heirs.

  • Exchangers have 45 days to identify property to buy (“Replacement Property”) 
  • The purchase must be completed in 180 days

What is a Delaware Statutory Trust?

A specialized trust deemed to qualify for 1031 Exchanges that contains investment property. Investors own a designated percentage. Sourecnet sources available DSTs that have gone through the due diligence and disclosure process of securities offerings. The intent is to provide transparency for all material facts that may impact the property’s value. Coming from owning and operating a small marketing business herself, she understands the unique challenges entrepreneurs face.
